Mortgage Checklist

Use this list to gather important documents you may need during the mortgage process.

Income Information

  • Pay stubs for all jobs for the last 30 days

  • Federal tax returns for most recent 2 years including all pages and schedules

  • Written explanation if employed in the same job for less than 2 years

  • If applicable, judicial decree for any disclosed income (ie. divorce or separation agreement, property settlement agreement, child support agreement) and proof of receipt of income for most recent 12 months

  • Pension Award letter and proof of continuance exceeding 3 years, if pension is from a non-government source


Self Employment

  • Complete federal tax returns for most recent 2 years (1120, 1065, schedule K1)

  • YTD P&L prepared by CPA for all self-employed borrowers when more than 4 months have lapsed since fiscal year end

  • Variable pay (bonuses, commissions, overtime): Year-end pay stubs for 2 years

  • Most recent 2 months of business checking account statements


Additional Property Ownership

  • Most recent mortgage statement

  • Property tax bill

  • Copy of homeowner’s insurance binder or bill

  • Verification for homeowner association (HOA) dues

  • Copies of any current leases for rented units


Asset Information

Provide official bank statements including all pages, even if some are intentionally left blank.

  • Most recent and complete two months’ asset statements for all accounts listed on the application. (Examples: checking account, savings account, CDs, money market accounts, IRA, 401K, etc.)

  • Terms & conditions of withdrawal for all retirement accounts being used for cash to close

  • Copy of purchase contract on departure residence

  • Documents for any large deposits outside of payroll


Credit Information

  • Complete bankruptcy discharge papers, if applicable

  • Letters of explanation, if applicable for: Credit inquiries, late payments, or address history


Gifts

  • Signed gift letter (blank template provided by your Mortgage Loan Officer)

  • Verification of gift funds source and gift funds destination (list will be provided by your Mortgage Loan Officer)

  • Account statement documentation required from both the donor and gift receipt showing the complete transfer of gift funds


Other Information

  • Homeowner’s insurance agent contact information

  • Contact information, including name and phone number, for Attorney, CPA, Landlord, Relocation Coordinator, Escrow/Title contact information, etc., as applicable
